Background check on all adults 18+. Applications may be denied for any criminal history, with particular focus on: violent/physical crimes, theft/burglary/robbery, fraud/forgery, weapons-related crimes, and drug-related crimes. Registered sex offenders not accepted. Convictions reviewed individually (nature, recency, relevance to tenancy).
No Co-Signers
Applications are reviewed on the applicant household's own income and qualifications.

False information on the application, including use of aliases, results in automatic denial.

Property Rules
Pets
Pets must be declared on the application with breed and size. Considered case by case. Approved pets require pet rent and deposit.
Utilities & Water
Trash is covered. Water, electricity, and internet are the tenant's responsibility. Unpaid water bills are a lease violation; eviction proceedings begin at $300 debt.
Move-In Funds
Due 6 days before move-in. If the deposit promotion does not apply, standard deposit plus rent is required before possession.
ID Required
A valid photo ID must be presented for apartment showings.
Community Rules
Curfew
10 PM curfew for all individuals. Residents must be inside their units or off the property. Vehicle, mail, and trash access is permitted.
Noise
Excessive noise and loud music from vehicles are strictly prohibited and subject to fines.
Loitering
No hanging out in stairwells, parking lots, common areas, or on equipment like A/C units or electrical boxes.
Dress Code
Proper attire required on the grounds. No underwear, pajamas, or shirtless on common areas.
Illegal Activity
Unlawful activities, including underage drinking or illegal drug activity, result in immediate eviction.
Guest Policy
Residents are responsible for guest behavior. Parties limited to 12 people and must remain inside the unit. Children under 15 must be supervised after 9 PM.
